Prospects are prospective renters for your property. These renters are actively searching for properties like yours, making them valuable leads. 

On AffordableHousing.com, Prospects are part of QuikMatch. Our QuikMatch algorithm will match these prospective renters to your active listings or waiting list listings.

Prospects can be filtered by several characteristics, including: 

• Location
• Voucher status
• Bedroom size
• Recent activity 

Typically, Prospects have not yet applied to your rental properties. Many Prospects may not be aware of your listing and need to be contacted directly. You can use your Prospect credits to reach out via email and SMS though your AffordableHousing.com dashboard.

What is QuikMatch?

QuikMatch helps connect your listings with renters who may be a good fit based on their housing preferences and activity on AffordableHousing.com.

When your listing is active or accepting applications for a waiting list, QuikMatch can identify renters whose preferences align with your property, including factors such as:

• Location
• Voucher status
• Bedroom size
• Recent renter activity

You can browse and filter Prospects directly within your dashboard and contact them individually or in bulk through the platform.

Prospect vs Applicant: what’s the difference?

Both Prospects and Applicants are renters, but they are at different stages of the rental process. Understanding the difference helps you focus on the right leads at the right time.

What is a Prospect? (Passive Lead – Waiting to Be Contacted)

A Prospect is a renter that may be a good match for your rental property but has not yet applied.

How You Find Them:

• Browse Prospects in the “Prospects” tab in your dashboard
• Filter by location, voucher status, bedroom size, recent activity, and more to find renters who fit your property.
• Some Prospects may have sent an inquiry message asking for more details, but most are waiting to be contacted.
• You can contact them individually or in bulk using Prospect credits.

What is an Applicant? (Active Lead – Has Submitted an Application)

An Applicant is a renter who has submitted a pre-application for your property listing.

What You’ll See in an Application:

• Household income 
• Employment details
• Current & past housing history
• Additional documents (if required in your Pre-screening settings)

Applicants are serious leads—they’ve already taken the step to apply! Respond to Applicants ASAP to fill your vacancies fast.

When will I start to receive Prospects from QuikMatch?

QuikMatch immediately matches Prospects to your active listings as soon as you list a property. We’ll deliver a Prospects summary to your inbox regularly, as soon as there are qualified Prospects to report. Remember, these are qualified leads who are actively looking to rent your property. Check your inbox regularly and contact Prospects as soon as possible.

How do I create an email template to send to Prospects?

To generate a template, navigate to the "Prospects" tab on the dashboard. From the list, choose at least one prospect and click on Compose Email. Within the modal, scroll to the bottom where you'll find a checkbox labeled Save Template. Assign a name to your template and the next time you select Prospects and compose an email, the template will be available for use.

How accurate is QuikMatch?

We capture and analyze hundreds of data points for each QuikMatch Prospect in real-time. We look at their search and preference data for location, property type, rent amount, number of bedrooms, and other factors to create a transparent Prospect profile. We like to call this profile "Family DNA." We then match the Prospect's "DNA" to your active listings and send you matching leads. How do I use QuikMatch?

QuikMatch makes it easy for you to proactively connect with renters who are the best fit for your property. Here’s how to get started:

Step 1: Log In to Your Account

• Visit AffordableHousing.com and log in to your account using your credentials.

Step 2: Navigate to "Prospects"

• Go to your dashboard and click on the “Prospects” tab in the left-hand menu. 
• On the Prospects page, you can view all the potential renters who match your property.

Step 3: View and Contact Prospects

• On the Prospects page, you’ll see a list of renters who have been matched with your property through QuikMatch. These Prospects have been pre-screened based on your property’s criteria, such as rent price and voucher eligibility.
• From here, you can easily reach out to Prospects via email or text directly on the platform.

Step 4: Engage with Prospects

• As you connect with prospective renters, QuikMatch helps you track their responses, ensuring you’re engaging with renters who are ready to move and are most likely to convert.

Free members have 1 free credit to contact Prospects via QuikMatch. If you want more Prospect and Prospect contact credits, upgrade to Premium to get 500+ Prospect credits each year.

Is QuikMatch for Section 8 only?

No. While QuikMatch is the largest database of Section 8 Prospects in the country, it also includes market-rate renters. You can find any type of renter in QuikMatch.

How do I review Prospect and Applicant analytics?

To review analytics for your Prospects and Applicants on AffordableHousing.com, follow these steps:

Reviewing Prospects:

1. Access Your Prospects: In your dashboard, click on the "Prospects" tab on the left-hand side.
2. Filter Your Results: Refine your Prospects by filtering through categories such as activity, voucher status, city, bedroom count, and rent amount.
3. View Prospect Details: Under each Prospect's name, click View Notes and Details to see important information. You can also check their activity by clicking the Activity button on the right.

Reviewing Applicants:

1. Access Applicants: In your dashboard, click on the "Applicants" tab on the left-hand side.
2. Filter Your Applicants: You can filter Applicants by their application status on the left-hand side.
3. View Applicant Information: Click the drop-down arrow next to an Applicant's name for a quick overview, including their renter score, property fit, and ability to pay.
4. View Full Application: If interested, click View Full Application to see detailed information about the applicant.

These tools help you assess whether a Prospect or Applicant is a good fit for your listing, enabling informed decisions for your property.
